Acquisitions:
Our primary objectives are to acquire properties with solid fundamentals in locations which have clear value added opportunities. All acquisitions will be analyzed to the highest standards through due diligence and selection of the asset. Our investments favor many of the “value added” investment tools including, repositioning, recapitalization and restructuring where we are able to significantly increase rents, occupancies and the potential for increasing income streams.
Capital Preservation:
Following our value-oriented approach, we will ensure capital preservation by using low or non-leveraged financial planning and risk-averse strategies. We aim to achieve above average market yields. The company will continue to secure and demand the necessary income security from sellers to protect contractual income streams from the negative impacts of vacancies, reversions and/or tenant support in the first year(s) of ownership.
Management:
Our asset management strategies are defined by the ability to create and successfully implement hands-on management solutions with a focus on sustaining and enhancing an asset and most importantly its value during its life cycle. We manage our portfolio in house and thus are able to maintain a high level of oversight. Juroda focuses on constant performance and results, including reporting, budgeting, scheduling, landlord/tenant relationships, monitoring and control of contractual obligations.
