Strategy

  

Acquisitions:


Our primary objectives are to acquire properties with solid fundamentals in locations which have clear value added opportunities. All acquisitions will be analyzed to the highest standards through due diligence and selection of the asset. Our investments favor many of the “value added” investment tools including, repositioning, recapitalization and restructuring where we are able to significantly increase rents, occupancies and the potential for increasing income streams.


Investment Strategy: 


We target underutilized or mismanaged assets with strong fundamentals in high-growth markets. Our success lies in identifying and unlocking hidden value in properties where leasing data is limited or market inefficiencies exist, particularly IOS, where opportunities are often off-market and data-scarce. 

Our approach emphasizes:

  • Strategic acquisitions in core markets
  • Value creation through operational improvement
  • Deep local market insight and active management 

 

Alignment of Interests:


We create partnership structures that are fully aligned with our partners needs, including: cash flow, wealth transfer plans, family dynamics, risk tolerance and investment time horizon.


Capital Preservation:


In line with our value-add approach, we are hyper-focused on the preservation of capital via low or non-leveraged financial planning. Risk mitigation is foremost in our analysis of each asset and achieved by extensive due diligence of potential investments and management of existing holdings. 


Management: 

       

Our asset management strategies are defined by the ability to create and successfully implement hands-on management solutions with a focus on sustaining and enhancing an asset and most importantly its value during its life cycle. We manage our portfolio in house and thus are able to  maintain a high level of oversight. Juroda focuses on constant performance and results, including reporting, budgeting, scheduling, landlord/tenant relationships, monitoring and control of contractual obligations.
